Buying a home: the path from search to keys
Start with budget and financing, define practical needs, search live inventory, tour deliberately, write an offer, complete inspections and due diligence, move through appraisal/loan conditions, then review final documents and close. The details vary by property and contract, so use your agent and lender for transaction-specific advice.
Pre-approval & financing
A lender typically reviews income, assets, credit and debts to estimate your borrowing range. A pre-approval is stronger than a casual prequalification, but it is not a final loan commitment. Having financing organized before serious showings or offers can make the process faster and your offer package more complete.
Making an offer
Price is only one term. Timing, financing, inspection terms, appraisal risk, possession and other contingencies can materially change an offer. Strong does not automatically mean “highest”; the right structure depends on your goals and the property.
After the contract is accepted
The work shifts to deadlines: earnest money if applicable, inspections, lender milestones, appraisal, title/closing preparation and any negotiated follow-up. Missing a deadline can matter, so this phase should run from a checklist rather than memory.
Selling a home
The core sequence is preparation, pricing strategy, launch, showing management, offer comparison, contract-to-close coordination and possession. The best prep plan depends on the property; not every home needs a major renovation before listing.
